When we built that rear addition floor, we didn't have the engineered plans... We placed the joists 16" on center... The plans called for 19.5" on center with three braces from the rim board to the first joist...

Pretty sure I didn't need to, but I put the braces in because they were on the plans...

It wasn't easy getting them in either,

On the other side we had about 23" from the joist to the rim board, so I am putting another joist in... This way the floor will be built above code!! Lol!! Cost a bit more than it had to though... Learning curve!!

You know, those braces will work great to attach the walls to!! Yeah, that was the plan!!

Interesting that they wanted the blocking over the wall (understandable) but did not spec some sort of twist bracing between the midpoints truss-to-truss. Way overbuilt anyway!

Ok, time to fix the rest of the floor, last old to new project... The beginning is ugly,

    20180919_172307.jpg

That 2x4 sits on a groove in the wall, so I just have to screw another one onto it at the correct height... But it was cut in a couple areas that should be fixed first...

    20180919_172532.jpg

It was cut out for steps during a reno someone did years ago...

    20180919_172816.jpg

This whole chunk of concrete from the paint line up is broken and just sitting there,

    20180919_172745.jpg

    So is this chunk,

    20180919_173015.jpg

    20180919_173520.jpg

That means this overhead piece is only held up by one side... None of those are structural anymore so I might just remove them while I am replacing that cut 2 x 4...

Amazing how many bits of 'history' have to be dealt with when doing a reno!

    Little demo,

    20180921_172956.jpg

    20180921_173052.jpg

I glued and screwed a 16 foot 2x4 along the old openings,

    20180921_224054.jpg

Glued and screwed some braces in too,

    20180921_224110.jpg

    20180921_224025.jpg

I think I kinda have it figured out... It's solid, that's for sure!!

Stacey, will that double 2x4 header over the concrete opening meet code? Will it eventually support a floor? Even tho it's probably plenty strong, code MAY require at least 2x8s across that opening and, since there's not enough height for 2x8s, would need to run jack-studs down against the sides of the concrete opening to support 2x8s header. Maybe Dave knows.
