Rental #4 is vacant, got my first look at it since they moved out. They cleaned it extremely well, and so far I've seen no major issues. Looks like they'll get most/all of their deposit back.
There are a few things I'd like to do as improvements while it's vacant...so I made 19 trips up from the basement today with equipment/tools to haul over there.
In addition to any obvious repairs, I try to make at least one "improvement" to a house at each tenant turnover. Sometimes it's something as simple as adding a ceiling fan where there was just a light. Other times it's new cabinets. I think on this house I'm going to put new flooring in the master bath and paint at least two of the rooms...I have not painted at all since we got the house and although the entire house needs painted...the drywall work is so poor that I'd rather attack 1-2 rooms each time and improve both the drywall work AND paint. In 3-4 years the entire inside should have decent drywall that way.

For doing everything to them originally so they would be trouble free for many years to come, you sure work on them a lot when they are vacant.
That's why CoPilot would never go for having a rental, she thinks you simply have to work on them all the time.
We see neighbors who have them and they work on them all the time. :(
