One of the criteria for our Vegas homestead was no HOA.

Our town code demanded new subdivisions to have a HOA, and the early developers (including the one that developed the one we lived in) put in ones like you describe. Later some of them figured out that there had to be one but it didn't have to be much. Those houses sell faster and get more money than the ones with full blown HOAs. Our developer controlled the HOA until it was something like 80% but his own development violated so many of the CC&Rs that most of them couldn't be enforced. There were a few regarding fences that we did enforce. Some of the people that moved there wanted the Nazi type HOA and they eventually controlled the HOA board for one election cycle and then they were voted out.

I can see the need for a HOA that manages common property communities like condos and townhomes, but for single family residential the don't make much sense.

Yeah, It think those make sense -- esp condos where you only own inward from the wall paint so essentially everything outside that is common space.

I guess some townhomes too, so long as it's not like Disney's Celebration "HOA" that controls everything from paint color to window dressings/shades/blinds, trees, shrubs, yard plantings, lawn grass type/edging/treatments, holiday decorations and duration, American flag display period ...basically everything. At least access to your garage is from a rear ally where they do let you park in your driveway -- as long as i's not overnight -do! It's right out of Stepford Wives

HOAs are socialist tools, imo.

I refused a move (fully paid and with promo too) to Raleigh NC because there are HOAs everywhere down there ...and cats must be leashed when outdoors or they fine you!

The goal of HOAs is admirable...to protect "most" from the behaviors of a few...but I think many of them take things too far. Do you really want a neighbor like Clark Griswald's brother from that Christmas movie living next to you? lol

Well, I can't see any of my neighbors but if I could, then, no.

Well, the goals may be admirable but they effectively serve to restrict only those who would not be a problem anyhow since those that don't comply the HOA really has no power over except taking them to court -- which neighbors can do anyway if someone is serially non-responsive to reasonable requests about unreasonable behavior (and I've seen that work quite well). So, in the end, the HOA is just tolerated as 'socialist' overhead by reasonable people, imo.. Sometimes the pursuit of happiness for some is very different than for others and an HOA does serve to pre-select a narrower 'spectrum.' In congested environments that can be helpful (if it works) but that's also a choice one can make.
